General Information
by the Executive Committee

o Accounts over 60 days in arrears will be charged interest.
o Booking for parties must be done through the office, no matter the size of the party. Party rules must be observed.
o No loud noise before 9:00am or after 10:00pm
o Mail not collected within thirty (30) days will be returned to sender.
o Children under 13 years of age are not allowed in the pool unattended.
o The pool deck is slippery when wet. Kindly exercise caution
o Please turn lights off in common areas when not in use.
o Place garbage in the bins provided
o Replace furniture to original location after use
o Do not remove posted signs
o Keep area in front of meter rooms clear

Increased Maintenance Fees
As approved by the owners in the Annual General Meeting held on January 21, 2017, maintenance fees will be increased by 7 percent, effective April 1, 2017

The new fees are as follows:
• Studios J$ 14,048
• 1 Bedroom J$21,588
• 2 Bedroom J$28,850

Notices & Reminders

Property Tax 2017-2018
All owners will be required to pay his/her property tax directly to the tax office for the year 2017-2018 and beyond.

You are required to provide the revenue department with the valuation number which is 031D-4W-01-001 along with your strata lot number.

Private Functions

When hosting parties/ function on the compound please check with the office to ensure that we do not have double booking and obtain a copy of the guidelines. Required fees must be paid in full and a guest list provided for security.

The rates are as follows:-

11-25 $ 5,000.00
26-50 $10,000.00
51-75 $15,000.00

Disconnection of Electricity for
Non- Payment of bills

Owners and Tenants are reminded that their invoices include a component for utilities and if payments are not received it hampers the ability to make payments for the entire compound on time.

A strict policy whereby failure to pay maintenance & electricity in a timely manner will result in disconnection of electricity to the involved unit on the 7th of each month at approximately 10:00am.

Additionally there is a reconnection fee of JA$5,000.00.

Alterations to Property
Please be reminded that any changes to the property’s exterior or visible from the public area must follow the existing guidelines and be approved by the executive committee.

Owners are required to submit their request for alterations to the office at least 2 days prior to the monthly Executive meeting held on the 3rd Tuesday of every month. Where possible please attach a plan, schematic or sketch of the planned alteration.
