➢ Maintenance, Insurance and Electricity bills are Due on the 5th of each month. A grace period of three (3) days is given after which electricity will be disconnected if bill is not paid. A reconnection of J$5,000.00 will be required prior to reconnection.
➢ For repairs in apartment work hours is Monday to Saturday 9am -5pm. No work on Sundays and Public holidays.
➢ Accounts over 60 days in arrears will be charged interest
➢ Keep area in front of meter rooms clear
➢ Place garbage in the bins provided
➢ Replace furniture to original location after use
➢ Turn lights off in all common areas when not in use.
➢ The pool deck is slippery when wet.

Two of the pool chairs are missing. If
you have borrowed them, we ask that
you return them immediately. The
furniture is for the use of all residents
and their guest.
Water
Please be reminded that water supply is
the responsibility of the tenant or owner.
The strata does not disconnect for water.
NWC carries out water disconnections.
The Strata is encouraging all
proprietors/residents to notify the Ministry or
Heath immediately if they are symptomatic i.e.
coughing, sneezing, having difficulty breathing, or if
someone has reason to believe that he or she may
have contracted the virus.
Extreme caution must be used in such cases in
deciding how much information to share with
residents, considering the possible stigmatization of
proprietors/residents. In any case, the person’s
identity to include name or unit number would not
be disclosed at any time.

Dear Owners,
As we all work towards the improvement and sustainability of our investments, we encourage all owners to comply with the rules of the By-Laws. As with all Strata there are challenges that we all face but with mutual co-operation and strong management we will overcome them.
We would like to use this medium to welcome the new Chairman of the Strata, Mr. James Ransome, he was elected chairman at the Last Committee Meeting. We would also like to extend thanks to Mrs. Sheila Hart who has served the Strata as Chairperson for Many years. We wish her all the best as she continues to serve us.
Mr. Grant Drummond was co-opted by the Executive Committee at the Last Committee Meeting held on July 15, 2020.
Over the Past few weeks, the pool had some leak issues which need to be rectified. Unfortunately, having found the leaks the pool had to be closed to carry out repair work. The leak was fixed; the pool chlorinator system was also repair. Thankfully, the pool is now up and running. Special thanks to one of our Committee Members, Mr. Grant Drummond who contributed significantly in ensuring that the repairs were done in a timely fashion.
Any changes to the property’s exterior or visible from the public area must follow the existing guidelines and approval by the executive committee. Owners are required to submit their request for alterations to the office at least 2 days prior to the monthly Executive meeting held on the 3rd Wednesday of every month. Where possible please attach a plan, schematic or sketch of the plan alteration.

Drains and Sewer
During the Last Month there have been constant
Blockage of the Kitchen drains and the sewage
lines at Buildings A, B & L. Owners are reminded
to advise there guest/ Tenants that
infrastructure is very old and must be mindful of
items that are placed in the kitchen sink as well
as the toilet.
Owners are asked to inform their guest of items
which are not to be placed in the drains and
sewer. Items such as coffee grain, oil/ grease,
hair, napkins and condoms.
Owners can also help in maintaining the drains
by pouring drain cleaner once per month in
drains (Bathroom and Kitchen) and hot water
once per week down the drain to minimize
clogging.
Capital Expenditure Assessment
As approved by the owners at the Annual General Meeting held
on February 15, 2020, an assessment would be imposed for
specific projects including:

  1. Replacement of the wood barrier fences
  2. Painting of the buildings
  3. Repair of the curb wall/ walkways
  4. Repair to the pool system.
    Owners are reminded of the importance of the Capital
    Assessment charges. These charges are to allow the Strata to
    carry out the projects which these fees are allocated for.
    However due to the COVID-19 the Committee decided to put
    off two of the major projects for next year and continue with
    two, namely the Pool pump repair and the wooden fence
    barrier.
    Some owners have neglected their obligations to the Strata.
    August 1, 2020 will be the last billing Month.
    Owners will be charged interest if these fees are not paid on
    or before August 5th, 2020.

Dear Owners,

Due to the COVID-19 threat, we have adjusted our opening days and hours as follows until further notice:

MONDAY, WEDNESDAY & FRIDAY 10:00 am – 2:00 pm

We implore you to take all the precautions advised by the Ministry of Health to keep yourself and loved ones safe.

Please remember to be kind to those staff members providing services to you.

The Government of Jamaica made it effective on March 18, 2020 that travelers from areas in which there is local transmission of COVID-19 (coronavirus) are required to self-quarantine for up to 14 days.

Residents are being urged to comply to the guidelines given by The Ministry of Health and Wellness to help with the prevention and spread of COVID-19.

Below is a list of things which have been implemented:

  • We are encouraging decreased use of the common areas, (even though we have increased cleaning of the common area which includes the bathrooms, laundry room, handrails, and garbage area.)
  • The pool is cleaned regularly, and approved chemicals are added to maintain the pH, however we encourage NON- USE of the pool.
  • NO functions, meetings or gatherings will be allowed in the common areas until further notice.
  • Access to non-emergent construction contractors and vendors is restricted. Only emergency providers (plumber, electrician etc.) will be allowed.
  • All non-emergency projects should be suspended.
  • Social distances should be routine.

These projects were expected to be accomplished in the fiscal year 2020/2021 and would have been reflected on your statement over a four-month period.

However, due to the COVID-19 threat, at the last Committee Meeting held on Wednesday April 8, 2020 a decision was made to put a hold on items 2 and 3 above until further notice. Billing for item 4 will go as planned.

This ongoing situation has already required a significant outflow of cash. Since March 9th , 2020 to present, the amount spent for cleaning supplies ( masks, gloves, paper towels, chemicals) and transportation of staff is

$343,500.00.

  • Pool Chairs and tables
    • Pool bathroom includes door handles
    • Garbage area doors
    • Staircase rails
    • Laundry Machines and tokens
    • Increase cleaning of guard house
    • Increase cleaning of office
    • Soap and paper towels in community and staff bathrooms

It was lovely to see you at the AGM. Many thanks to those who could not make it and sent their proxy to enable us to hold the meeting. The meeting went well.

The Executive Committee Members elected to serve for the year 2020/2021 are as follows:

Trellis

All owners who have erected a Trellis by his/her apartment will be required to pay a fee of J$1.00 per year for leasing of the common area where the trellis has been erected. This is being instituted to protect the Strata from liability and, to ensure that we have control over the proposed changes in order to maintain the aesthetic of the property.

This was approved at the February 15, 2020 Annual General Meeting.

The office will provide a copy of the contract which must be signed by the owner and witness by a Justice of the peace.

Owners are reminded that the Trellis is their responsibility and must be kept in good condition which includes cleaning and re-painting as necessary.

The Management Committee reserves the right to request that Pergola’s be re-painted when the main buildings of the Strata are being painted.

Capital Expenditure Assessment

As approved by the owners at the Annual General Meeting held on February 15,2020, an assessment will be imposed for the projects which include replacement of the wood barrier fences, painting of the buildings, repair of the curb wall/ walkways

and repair of the pool. These projects will be accomplished in the fiscal year 2020/2021. This will be reflected on your statement over a four-month period, April 2020 to July 2020. This was approved at the February 15, 2020 AGM.

Notice: JPS Electric Outage

Dear residence,

The Jamaica Public Service crew is here on property to remove the old pole at the gate that was dislodged. Due to the magnitude of work to be done there will be no electricity on property.  No prior notice was given by JPS of the time or date of the work to be done. There is no guarantees time when power will be restored. Sorry for any inconvenience cause.

Notice: JPS is working on the gate’s pole

Good Day residents,

The JPS light pole at the gate was dislodged last weekend, when a garbage truck got entangled with the wires. We have made contact with JPS and crew came and evaluate the situation.

They advice us that repairs will be done sometime next and during this exercise the property will have no electricity.

They will inform us ahead of the schedule date and we will communicate  this to all residents once this information is received.
