Refurbishing Of Office
Dear Residents,
We will be doing some improvements in the office starting Tuesday April 9
th, 2019

Mail
Effective April 1,2019, all uncollected mail will be returned to the Post Office. Owners and tenants are asked to retrieve their mail immediately.

o Please turn lights off in common areas when not in use.

o Replace furniture to original location after use.

Insurance update Assessment
Effective April 2019 the Insurance Assessment will resume covering Insurance Premiums for the year 2020-2021. This will be billed over a 12 Month period. The amount is not yet available.
The under-mentioned schedule outlines owners’ monthly obligation to the Strata.

Office Closure
Please note the office will be closed on Friday April 19,2019 (Good Friday) and Monday April 22,2019 (Easter Monday).
Normal business hours will resume Tuesday, April 23,2019.
Property Tax
Some owners have been seeing a balance on their
property tax advice prior to 2017-2018. These
payments were done by the Strata, however because
their system have changed, they are still updating
the records.
The Tax Administration has advised us that for the
payments to be applied owners will have to clear the
outstanding tax for the years 2017-2018, 2018-
2019, 2019-2020.
If you have already made your payment and is still
seeing a balance you are asked to provide proof of
payment to the Strata office and we will take it from
there.
Kitchen Sink
Owners are reminded that they are not to
pour Grease or coffee grains in the sink. In
recent weeks we had to be cleaning kitchen
drains of grease.
Note that the drains are shared, and it does
not affect only one person and the cost to
clear it is expensive. Whenever grease/oil is
poured in the sink it causes a buildup in the
drain and it becomes hard as a stone.
Owners are advised to ensure that there is a
basket in the kitchen sink to prevent coffee
grains and other items to escape in the
drains.
This is all grease which was recently removed
from a drain.
Private Functions
Please remember to book the pool area if you are
planning to have a party and the required fees must be
paid at least 48 hours prior to the event. A guest list
must also be provided.
Pool Party rules must be observed. No big sound
systems please.
No loud noise or music after 10:00 p.m. Sunday
through Thursday and 11:00 p.m. Friday & Saturday.
• Children’s party will only be allowed on a
Saturday between the hours of 11:00am and
6:00pm

URGENT MAINTENANCE WORK TO AFFECT WATER
SUPPLY IN SECTIONS OF ST. JAMES AND HANOVER
The National Water Commission (NWC) is advising that operations at the Great River Treatment Plant in St. James, will be suspended on Thursday, June 14, 2018,between the hours of 7:00a.m and 7:00p.m. This is necessary to facilitate urgent maintenance work at the facility.
As a result, customers in St. James and Hanover, who are served by this facility, will experience a disruption in their water supply.
Areas likely to be affected in St. James include: Freeport, Fairview, Gloucester Avenue, Queen’s Drive, Leaders Avenue, Catherine Hall, West Green, Felicity, Mango Walk, Glendevon, Salt Spring, Brandon Hill, Rosemount, Cornwall Courts, Rose Heights, Farm Heights, Sun Valley Road, Rectory Drive, Catherine Mount, Albion, Reading Heights, Anchovy, Childermas, Lethe, sections of Comfort Hall, Wiltshire, Guava Walk, Spring Gardens, Belmont, Tower Hill, Moy Hall and Unity Hall.
Areas likely to be affected in Hanover include: Cue, Elgin Town, Johnson Town, Lucea, Brisette, Hoist, Malcolm Heights, Cacoon, Dias, First Hill, Montpelier, Bamboo, McQuarrie, Woodland and Blenheim.
The NWC regrets any inconvenience this necessary work may cause and urges customers to store water for use during this scheduled down-time.

Door sweeps (which prevent water from entering your apartment) are available in the office at a cost of $2,400.00 plus installation cost of $1000.00

Fire Extinguishers
As per our insurance, each apartment is required to have a fire extinguisher in the apartment in the event of a fire.

Property Improvement
There has been some improvements to the property, which includes the construction of a bathroom by the security gate and the reconstruction of the walkways by C block.
Also, very soon will be a new gate upon entrance of the property.

AC Units
There have been few incidents were the roof of the some buildings were damaged due to work done to AC units and remains have been left up top; this should not be. Therefore, all owners should consult the office whenever planning to install or change an AC unit. |
Wet Clothing
There should be no one entering the restrooms or the central building in their wet clothing. This may in turn result in a catastrophic accident and serious problems for the Strata. |
Common Areas
All owners should inform their tenants of the noise limit permitted on the property and the time allocated for such. Also the use of ANY form of illegal drugs is strictly prohibited.
