It’s Christmas again, the Management Committee
would like to take this opportunity to wish you all a happy and peaceful Christmas and all the best for the New Year.
Be reminded that the due date for payment of the
Maintenance  and  Electricity  charges  is  the  5th   of each Month.
Failure to honour this deadline will result in disconnection to the relevant unit(s). Kindly note that if the 5thshould fall on a Friday, we may exercise our December 2017 Newsletterdiscretion and refrain from disconnection until the following Monday. Once disconnected you are required to pay a reconnection fee of $5,000 before electricity can be restored.
As we approach the busy holiday season, please
remember to book the pool area if you are planning to have a party there. Pool Party rules must be observed. No big sound systems please.
No noise after 10 p.m. mid-week and 11 p.m. on the weekends, i.e.  Fri & Sat.

Annual General Meeting (AGM)
The Annual AGM meeting is scheduled to be held on January 13, 2018 here on the compound.
Ensure you account is up to date in order for you to be eligible to vote.
Look for the 2016-2017 Audited Financial Statement, along with the proxy form and the minutes. These will be sent to your prior to December 31, 2017.

Notices & Reminders
Recycling Plastics
We are now recycling plastics. A blue container is placed in the garbage enclosure the disposal of plastics only.
Please ensure that the disposable plastics are clean before putting them in the blue containers.
Yard Sale
Some residents are getting together to have a yard sale on Saturday December 9, 2017, between the hours of 10:00 a.m. and 2:00 p.m. It will be held by the central building near the pool. You are welcome to drop by either to bring something to sell or buy.
Unknown deposit
If you have made a deposit in November in the Strata bank account and have not seen the payment reflecting on your statement, please call the office providing the amount lodged and the date of the deposit.
Owners/ Tenants are reminded that the office must be notified of all payments made on your account whether via paymaster, e-link or in-bank deposits.

Gabion Baskets
Condolences
Tenants and Owners, please keep off the Gabion
Baskets, and advise your staff and guest accordingly. Walking on the Gabion Baskets damages their protective coating and will shorten their lifespan, so please keep off the Gabion Baskets.
Some sad news, one of our owners Mrs.
Edwards has passed on. Our sincere sympathy and prayers are with the Edwards family in their time of loss.
New A/C Unit
Pottery Event
David Pinto will be having a Pottery Christmas event on December 10, 2017 at Good Hope. All are welcome to attend.
Those of you installing new air conditioning,
please instruct the installers to remove the old unit from the roof. All the extra weight and debris on the roofs promotes deterioration.

Dear Owners,
In the past we have had to send reminders via telephone calls to persons of the due date for payment of the Maintenance and Electricity charges. This exercise has been time consuming and very often payment is not received in time to satisfy our obligation to Jamaica Public Service (JPS). We are now forced to discontinue with personal calls.
We have now been advised that effective October 1, 2017 overdue balances on commercial electricity bills will attract interest charges (See below JPS memo). Accordingly, we must ensure that JPS is paid in full by the due date of the 9th of each month in order to avoid the application of interest charges or worse, disconnection to the entire property.
In order for us to better manage this situation, and given the difficulties we have experienced with collection in the past, we are now forced to advance internal due date for payment of the Maintenance and Electricity charges to the 5th of each Month. Bearing in mind that cheques deposited to the bank usually take three business days to be cleared in the banking system; this goes also for Paymaster transactions.
Failure to honour this deadline will result in disconnection to the relevant unit(s). Kindly note that if the 5thshould fall on a Friday, we may exercise our discretion and refrain from disconnection until the following Monday. Once disconnected you are required to pay a reconnection fee of $5,000 before electricity can be restored. This change is effective immediately.
For apartments which are tenanted, it is the responsibility of the respective owner to notify the occupants of the change in due date. We will continue to send a general reminder via email/text message or whatsapp notification.

General Information
by the Executive Committee

o Accounts over 60 days in arrears will be charged interest.
o Booking for parties must be done through the office, no matter the size of the party. Party rules must be observed.
o No loud noise before 9:00am or after 10:00pm
o Mail not collected within thirty (30) days will be returned to sender.
o Children under 13 years of age are not allowed in the pool unattended.
o The pool deck is slippery when wet. Kindly exercise caution
o Please turn lights off in common areas when not in use.
o Place garbage in the bins provided
o Replace furniture to original location after use
o Do not remove posted signs
o Keep area in front of meter rooms clear

Increased Maintenance Fees
As approved by the owners in the Annual General Meeting held on January 21, 2017, maintenance fees will be increased by 7 percent, effective April 1, 2017

The new fees are as follows:
• Studios J$ 14,048
• 1 Bedroom J$21,588
• 2 Bedroom J$28,850

Property Tax 2017-2018
All owners will be required to pay his/her property tax directly to the tax office for the year 2017-2018 and beyond.

You are required to provide the revenue department with the valuation number which is 031D-4W-01-001 along with your strata lot number.

Private Functions

When hosting parties/ function on the compound please check with the office to ensure that we do not have double booking and obtain a copy of the guidelines. Required fees must be paid in full and a guest list provided for security.

The rates are as follows:-

Disconnection of Electricity for
Non- Payment of bills

Owners and Tenants are reminded that their invoices include a component for utilities and if payments are not received it hampers the ability to make payments for the entire compound on time.

A strict policy whereby failure to pay maintenance & electricity in a timely manner will result in disconnection of electricity to the involved unit on the 7th of each month at approximately 10:00am.

Additionally there is a reconnection fee of JA$5,000.00.

Alterations to Property
Please be reminded that any changes to the property’s exterior or visible from the public area must follow the existing guidelines and be approved by the executive committee.

Owners are required to submit their request for alterations to the office at least 2 days prior to the monthly Executive meeting held on the 3rd Tuesday of every month. Where possible please attach a plan, schematic or sketch of the planned alteration.
