Dear Owners,
Be reminded that the due date for payment of the
maintenance and electricity charges is the 5th of each
month. Failure to honor this deadline will result in
disconnection to the relevant unit(s). Once disconnected,
you are required to pay a reconnection fee of $5,000.00
before the electricity is restored.
Booking for parties must be done through the
office, no matter the size of the event. Event rules
must me observed.
Mails not collected within thirty (30) days will be
returned to sender.
Children under 13 years of age are not allowed in
the pool unattended.
The pool deck is slippery when wet.
No loud noise before 9:00am and after 10:00pm.
Turn off lights in all common areas when not in
use.
Place garbage bags in bins provided.
Return furniture to original location after use.
Do not remove posted signs.
Keep areas in front of meter rooms clear at all
times.
Increased Maintenance Fees
As approved by the owners at the AGM held on January 13,
2018, the maintenance fees will increase by 7.5% effective
April 1, 2018.
The new fees are as follows:
Studios J$15,101.00
1 Bedroom J$23,207.00
2 Bedroom J$31,014.00
Insurance Assessment (Cess)
The Insurance cess billing commences May 1, 2018.
Billing will be over a nine (9) Month period Payments are
collected in advance for the Insurance Premium which is
due on April 1st. Owners are reminded of the importance
of this cess.
The under-mentioned schedule outlines owners’ monthly
obligation to the Strata.

Door sweep
Door sweeps (which prevent water from entering your apartment) are available in the office at a cost of $2,400.00 plus installation cost of $1000.00
Unknown deposits
If you have made a deposit in the Strata bank account in April and have not seen the payment reflected on your statement please call the office providing the amount and the date of the deposit.
Fire Extinguishers
As per our insurance, each apartment is required to have a fire extinguisher in the apartment in the event of a fire.

Property Improvement
There has been some improvements to the property, which includes the construction of a bathroom by the security gate and the reconstruction of the walkways by C block.
Also, very soon will be a new gate upon entrance of the property.
