Mail
Effective April 1,2019, all uncollected mail will be returned to the Post Office. Owners and tenants are asked to retrieve their mail immediately.
General Information
By the Executive Committee
o Accounts over 60 days in arrears will be charged interest.
o Booking for parties must be done through. the office, no matter the size of the party. Party rules must be observed.
o No loud noise before 9:00am or after 10:00pm
o Mail not collected within thirty (30) days will be returned to sender.
o Children under 13 years of age are not allowed in the pool unattended.
o The pool deck is slippery when wet. Kindly exercise caution.
o Please turn lights off in common areas when not in use.
o Place garbage in the bins provided.
o Replace furniture to original location after use.
o Do not remove posted signs
o Keep area in front of meter rooms clear
Insurance update Assessment
Effective April 2019 the Insurance Assessment will resume covering Insurance Premiums for the year 2020-2021. This will be billed over a 12 Month period. The amount is not yet available.
The under-mentioned schedule outlines owners’ monthly obligation to the Strata.

$1,809.85 x 12 months, April 2019 –March 2020 = $21,718.18
1 Bedroom
$3,500.45 x 12 months, April 2019 – March 2020 = 42,005.36.00
2 Bedrooms
$8,222.63 x 12 months, April 2019– March 2020 =$98,671.59
Office Closure
Please note the office will be closed on Friday April 19,2019 (Good Friday) and Monday April 22,2019 (Easter Monday).
Normal business hours will resume Tuesday, April 23,2019.
Property Tax
Some owners have been seeing a balance on their
property tax advice prior to 2017-2018. These
payments were done by the Strata, however because
their system have changed, they are still updating
the records.
The Tax Administration has advised us that for the
payments to be applied owners will have to clear the
outstanding tax for the years 2017-2018, 2018-
2019, 2019-2020.
If you have already made your payment and is still
seeing a balance you are asked to provide proof of
payment to the Strata office and we will take it from
there.
Kitchen Sink
Owners are reminded that they are not to
pour Grease or coffee grains in the sink. In
recent weeks we had to be cleaning kitchen
drains of grease.
Note that the drains are shared, and it does
not affect only one person and the cost to
clear it is expensive. Whenever grease/oil is
poured in the sink it causes a buildup in the
drain and it becomes hard as a stone.
Owners are advised to ensure that there is a
basket in the kitchen sink to prevent coffee
grains and other items to escape in the
drains.
This is all grease which was recently removed
from a drain.
Private Functions
Please remember to book the pool area if you are
planning to have a party and the required fees must be
paid at least 48 hours prior to the event. A guest list
must also be provided.
Pool Party rules must be observed. No big sound
systems please.
No loud noise or music after 10:00 p.m. Sunday
through Thursday and 11:00 p.m. Friday & Saturday.
• Children’s party will only be allowed on a
Saturday between the hours of 11:00am and
6:00pm

Visitors Access
Visitors entering the property may be asked to
provide a valid ID to the security before access can
be granted.
We asked that residents corporate with the
security and inform your guest as we work
together for the betterment of the property.

Increased Maintenance Fees
As approved by the owners at the AGM held on January 13,
2018, the maintenance fees will increase by 7.5% effective
April 1, 2018.

 2 Bedroom J$31,014.00

Insurance Assessment (Cess)
The Insurance cess billing commences May 1, 2018.
Billing will be over a nine (9) Month period Payments are
collected in advance for the Insurance Premium which is
due on April 1st. Owners are reminded of the importance
of this cess.

Door sweep
Door sweeps (which prevent water from entering your apartment) are available in the office at a cost of $2,400.00 plus installation cost of $1000.00

Unknown deposits
If you have made a deposit in the Strata bank account in April and have not seen the payment reflected on your statement please call the office providing the amount and the date of the deposit.

Fire Extinguishers
As per our insurance, each apartment is required to have a fire extinguisher in the apartment in the event of a fire.
You can get yours from Ackvark Fire Equipment Ltd supplies. Contact # 979-7300.

Property Improvement
There has been some improvements to the property, which includes the construction of a bathroom by the security gate and the reconstruction of the walkways by C block.
Also, very soon will be a new gate upon entrance of the property.

Pool Side bathrooms
Please help us conserve by turning off the lights in the bathroom when leaving and close the door behind you.

Office Closure

 

Please note that the office will be closed on Ash Wednesday February 14, 2018. Normal business hours will resume on Thursday February 15, 2018.

 

Flow Internet

If you are interested in getting flow internet and/or cable in your apartment, please provide the request at the office so that the information can be sent to the office for speedy processing.

 

 

 

 

 

 

 

 

 

AC Units

 

There have been few incidents were the roof of the some buildings were damaged due to work done to AC units and remains have been left up top; this should not be. Therefore, all owners should consult the office whenever planning to install or change an AC unit.

 

 

Wet Clothing

 

There should be no one entering the restrooms or the central building in their wet clothing.

This may in turn result in a catastrophic accident and serious problems for the Strata.

 

 

 

 

 

 

 

 

 

 

Common Areas

 

All owners should inform their tenants of the noise limit permitted on the property and the time allocated for such. Also the use of ANY form of illegal drugs is strictly prohibited.

It’s Christmas again, the Management Committee
would like to take this opportunity to wish you all a happy and peaceful Christmas and all the best for the New Year.
Be reminded that the due date for payment of the
Maintenance  and  Electricity  charges  is  the  5th   of each Month.

Kindly note that if the 5thshould fall on a Friday, we may exercise our December 2017 Newsletterdiscretion and refrain from disconnection until the following Monday. Once disconnected you are required to pay a reconnection fee of $5,000 before electricity can be restored.
As we approach the busy holiday season, please
remember to book the pool area if you are planning to have a party there. Pool Party rules must be observed. No big sound systems please.
No noise after 10 p.m. mid-week and 11 p.m. on the weekends, i.e.  Fri & Sat.

The Annual AGM meeting is scheduled to be held on January 13, 2018 here on the compound.
Ensure you account is up to date in order for you to be eligible to vote.
Look for the 2016-2017 Audited Financial Statement, along with the proxy form and the minutes. These will be sent to your prior to December 31, 2017.

Recycling Plastics
We are now recycling plastics. A blue container is placed in the garbage enclosure the disposal of plastics only.
Please ensure that the disposable plastics are clean before putting them in the blue containers.
Yard Sale
Some residents are getting together to have a yard sale on Saturday December 9, 2017, between the hours of 10:00 a.m. and 2:00 p.m. It will be held by the central building near the pool. You are welcome to drop by either to bring something to sell or buy.
Unknown deposit
If you have made a deposit in November in the Strata bank account and have not seen the payment reflecting on your statement, please call the office providing the amount lodged and the date of the deposit.
Owners/ Tenants are reminded that the office must be notified of all payments made on your account whether via paymaster, e-link or in-bank deposits.

Gabion Baskets
Condolences
Tenants and Owners, please keep off the Gabion
Baskets, and advise your staff and guest accordingly. Walking on the Gabion Baskets damages their protective coating and will shorten their lifespan, so please keep off the Gabion Baskets.
Some sad news, one of our owners Mrs.
Edwards has passed on. Our sincere sympathy and prayers are with the Edwards family in their time of loss.
New A/C Unit
Pottery Event
David Pinto will be having a Pottery Christmas event on December 10, 2017 at Good Hope. All are welcome to attend.
Those of you installing new air conditioning,
please instruct the installers to remove the old unit from the roof. All the extra weight and debris on the roofs promotes deterioration.
